New shopping center on the way in Mesquite

Mesquite has approved plans for a retail project with as many as six buildings.

It’s one of the few new suburban shopping center developments in the works since the start of the COVID-19 pandemic.

The Shadow Creek Crossing shopping center is planned on 7 acres at 3201 East Cartwright Road at Faithon Lucas Sr. Boulevard, next to John D. Horn High School.

The 57,500-square-foot project is planned on property owned by LF Gateway LP. The $16 million project will be developed by Cypress Capital and managed by TRIA Ventures.

“The approval of the Shadow Creek Crossing project is exciting news,” Mesquite council member and mayor pro tem Daniel Aleman said in a statement. “There is tremendous growth happening in that part of our community, and residents in this area have been waiting for new retail development.

“I am excited about LF Gateway’s plan to bring new shopping and dining opportunities to South Mesquite.”

Mesquite is seeing a surge in residential development in the area around the new shopping center, which will be east of Interstate 635 and north of Interstate 20.

“At this time, the near-term growth of South Mesquite is undeniable, and I am very much looking forward to seeing dirt begin moving on the residential and industrial projects that surround this site,” Seth Grubstein, president of Cypress Capital, said in a statement. “I am confident that the businesses that call Shadow Creek Crossing home will find great success here.”
